A buyer's agent represents and works for YOU throughout the whole real estate transaction. It's important that you choose a seasoned agent who is there for you. As a buyer's agent, my fiduciary duty is to you to get the lowest possible price for the property. I can divulge all information, negative and positive, about the property. I can advise you what price to offer and pay for the property through careful analysis and negotiate on your behalf.

Also, when you use a buyer's agent, you will see more properties. Not only am I plugged into their Multiple Listing Service and LINK service, but I also actively find homes that are listed as FSBO, or homes that sellers are thinking about listing. Lastly, a buyer's agent is not usually any additional cost to you, unless the selling agent is not compensating equally. A buyer's agent is paid from the proceeds of the sale by the seller through the commission.
